"My colleagues and I have worked to eliminate on-site fossil fuel use in designing projects for many years. Solar arrays are now standard on multifamily buildings where roofs aren’t used for recreation. These renewable energy initiatives actually started in response to the delays and headaches of getting new gas service hookups. More recently we are seeing utility companies upgrading their grids to help meet the demand of fully electrified new buildings. Other applicable technology includes heat pumps, once considered an expensive luxury, but are increasingly commonplace, as well as the convenience and comfort of room specific temperature controls that outweigh any esthetic issues of such systems," Aufgang pointed out.
Emerging from the city’s closure after the first year of COVID-19, New York now finds itself facing an ongoing and more severe problem: the lack of affordable housing. With unemployment at 10.6% and jobs having evaporated during the pandemic, there is an even greater need for low-income housing. The typical New Yorker is already rent burdened, spending 50% or more of his or her income on housing—far beyond the recommended 30%. Eight years ago, Mayor Bill de Blasio called for an end to the “tale of two cities” economic disparity, but according to a study by the digital news platform The City, there is now a 700:1 ratio of NYC Housing Lottery applicants to openings for low-income apartments in New York, with the Coalition for the Homeless reporting 51,000 people in shelters every night as of June 2021.
The New York City Department of Buildings recently approved applications to construct a new 30-story mixed-use property at 3875 Ninth Avenue in Manhattan. The development is located at the waterfront edge of Inwood and will create over 600 units of affordable and middle-income housing, roughly 62,000 square feet of retail space positioned on the lower levels, and 122 parking spaces
MADDD Equities’ massive affordable housing project on the Inwood waterfront got the green light from the Department of Buildings last week after the rezoning of the area was mired in lawsuits filed by its opponents last year to stop the process.
Approval of the 686,000-square-foot project makes it one of the first developments since the Mayor Bill de Blasio-led Inwood rezoning was approved in November.
The proposed building will top out at 135 feet and contain 307,388 total square feet. The residential component will occupy the majority of the building at 181,912 square feet. When complete, the building will house 213 apartments including 64 permanently affordable units reserved for households at or below 80 percent area median income. The residential component is expected to house 571 occupants.
This development will benefit the Central Harlem community for generations to come, with more than 130 homes for low-income and formerly homeless seniors, more than a third of which are permanently affordable

This powerhouse firm has made the top half this list for three years running. Aufgang filed plans mostly for projects in the Bronx and Queens this year, but there may be changes at one of its Manhattan developments. For developers Maddd Equities and Joy Construction, Aufgang had planned a 30-story, 544,000-square-foot project with 611 residential units and about 62,000 square feet of commercial space at 3875 Ninth Avenue in Inwood.
Now the developers say they might axe that plan for affordable and low- or middle-income units, which depended on a 2018 rezoning, in favor of an as-of-right industrial project, in light of a Manhattan judge overturning the rezoning this month.

In New York, one of the most expensive cities for new development, there are acres of vacant land on irregular lots considered too narrow, too shallow or too onerous to build on. Like the offal left after the prime cuts of meat, they are the odds and ends that take the most skill to manipulate.
Back in October 2018, YIMBY revealed a batch of fresh renderings and site plans for a proposed affordable housing development in the Westchester Square community of The Bronx. Today, the project is expected to move forward as intended following strong support from neighborhood residents, small business owners, and local union members.

Just a few doors down from Harlem’s renowned Apollo Theater resides another theater that never quite rose to such fame, but still made its mark. The recently restored space may have its second shot at stardom, however, now that it’s home to a major hotel brand, among the first in the area.
The curtain is finally rising on the long-planned redevelopment of Harlem's Victoria Theater. A recent visit to the construction site at 233 West 125th Street, which partially touches the Apollo Theater, reveals that the 28-story endeavor has reached street level. The $200 million project is being led forward by the Lam Group, Exact Capital, and Danforth Development Partners. The Empire State Development Corporation (ESD) is also helping fund the venture.
The gradual redevelopment of Harlem’s 125th Street corridor isn’t showing any signs of slowing down. Construction is starting to rise above ground level for a 26-story hotel and 25-story residential tower at 233 West 125th Street. The project is best known for its connection with the Victoria Theater, which will be restored and integrated with the Marriott. The Lam Group is the developer.
